Team Tami is a real estate team operated by Playa Vista Living, Inc., a California corporation. Real estate brokerage services are provided through Estate Properties, the brokerage of record for all Team Tami transactions. Playa Vista Living, Inc. provides the following services through this Site:
- Property listings: Display of active, pending, and sold real estate listings sourced from the Multiple Listing Service (MLS) via IDX data feed, including listings from CRMLS and CLAW.
- Market Intelligence Bot (MIB): An AI-powered assistant located at teamtami.com/market-intelligence that answers questions about local real estate pricing, property listings, and community information.
- Neighborhood and community guides: Informational pages about neighborhoods in our service areas, including Playa Vista, Westchester, Playa del Rey, Marina del Rey, Culver City, and Mar Vista.
- Market reports: Data-driven analyses of local real estate market conditions.
- Blog content: Educational and informational articles about real estate topics.
- Contact and lead capture forms: Tools for you to request information, schedule viewings, or connect with our team.
- Saved searches and alerts: The ability to save search criteria and receive email notifications when matching listings become available.
All licensed real estate activities are conducted under the supervision of Estate Properties, the brokerage of record.
3. No Real Estate Agency Relationship
Use of this Site does not create a real estate agent-client relationship. An agency relationship with Team Tami or any of its agents requires a separate, signed written agreement (such as a Buyer Representation Agreement or Listing Agreement) executed in accordance with California law.
Nothing on this Site constitutes an offer to buy or sell real estate, a guarantee of any particular outcome in a real estate transaction, legal, tax, financial, or investment advice, or a property appraisal or formal valuation.
Information provided on this Site, including through the MIB, is for general informational purposes only. You should consult with qualified professionals (licensed real estate agents, attorneys, tax advisors, and lenders) before making real estate decisions.
4. Permitted Use
You may use this Site for personal, non-commercial purposes related to researching real estate in our service areas. You agree not to:

- Reverse engineer, decompile, or attempt to extract the source code or underlying algorithms of the MIB or any other Site feature.

- Interfere with or disrupt the Site's infrastructure, security, or other users' access.
- Use the Site to transmit malware, spam, or other harmful content.
- Attempt to circumvent access controls, rate limits, or security measures.
- Impersonate another person or misrepresent your affiliation with any entity.
5. User Conduct and Submitted Content
When you submit content through the Site — including contact form entries, MIB conversations, saved search preferences, review requests, or any other user-generated input — you agree to the following:
License grant: By submitting content, you grant Team Tami a non-exclusive, royalty-free, worldwide license to use, store, process, and display that content for the purposes of providing our services (e.g., responding to your inquiry, processing your MIB conversation, sending you requested information, and improving our services).
Your warranties: You represent and warrant that any content you submit is accurate to the best of your knowledge, does not violate the rights of any third party (including intellectual property rights and privacy rights), does not contain unlawful, defamatory, harassing, threatening, or obscene material, and does not contain malicious code or scripts.
We reserve the right to remove any user-submitted content that violates these Terms or that we determine, in our sole discretion, is inappropriate.
6. AI Tool Disclaimer (Market Intelligence Bot)
The Market Intelligence Bot ("MIB") at teamtami.com/market-intelligence is an AI-powered tool that provides informational responses about real estate pricing, listings, and communities. By using the MIB, you acknowledge and agree to the following:
Informational purposes only. MIB responses are generated by artificial intelligence and are intended for general informational purposes. They do not constitute professional real estate advice, a formal property appraisal, a Comparative Market Analysis (CMA), or a guarantee of market value.
Potential for errors. AI-generated outputs may contain inaccuracies, omissions, outdated information, or errors. Market conditions change rapidly, and the MIB's responses reflect data available at the time of the query, which may not reflect current conditions.
Not a substitute for professional advice. Do not rely solely on MIB output for material decisions regarding buying, selling, pricing, or investing in real estate. Always verify information independently and consult with a licensed real estate professional.
No guarantee of availability. The MIB may be unavailable, modified, or discontinued at any time without notice.

Property listing data displayed on this Site is sourced from the Multiple Listing Service(s) and is provided for your personal, non-commercial use.
Based on information from California Regional Multiple Listing Service as of the date of display. All data, including all measurements and calculations of area, is obtained from various sources and has not been, and will not be, verified by broker or MLS. All information should be independently reviewed and verified for accuracy. Properties may or may not be listed by the office/agent presenting the information.
The listing data is deemed reliable but is not guaranteed accurate by the MLS. Listing information is subject to change without notice. All measurements and square footage are approximate. Buyers should independently verify all information before making purchasing decisions.

The Team Tami name, logo, and related marks are trademarks of Team Tami / Estate Properties. You may not use these marks without prior written permission.
MLS listing data, photographs, and related content are the property of the respective listing brokerages and/or the MLS and are displayed under license.
9. Third-Party Links and Services
This Site contains links to third-party websites and services, including but not limited to MLS data providers, mapping services, social media platforms, and partner websites. These links are provided for your convenience.
We do not control, endorse, or assume responsibility for the content, privacy policies, or practices of any third-party sites. Your use of third-party sites is at your own risk, and you should review their terms and privacy policies before use.
10. Disclaimer of Warranties
THE SITE AND ALL CONTENT, SERVICES, AND FEATURES ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED.

THIS INCLUDES, WITHOUT LIMITATION, DAMAGES FOR LOSS OF PROFITS, GOODWILL, DATA, OR OTHER INTANGIBLE LOSSES, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
